RENT-TO-OWN

In a Rent to Own agreement, you can make monthly payments on the product
over the length of the agreement. Once all payments are complete, the building is yours.

Nervous about renting to own?

Here is why people fear rent to own:

They don’t understand it. Let’s look at what rent to own truly is and what it is not.

First, it is not an outright purchase. It does not involve words like interest or financing—which refer to purchasing something on credit. Renting is simply a great way to get what you need now when you need it. In addition, we offer 90 same as cash!

A typical lease has a 60/40 split, meaning that each month your lease payment is divided taking 60% and is applied toward the principal (cash price) as if it were on layaway. The remaining 40% of the monthly payment goes to the leaseholder who owns the shed and rents it to you (if that seems like a lot, remember they take all the risks).

Our customers love that there is no credit check needed to qualify. Another feature is the ability of the customer to cancel the lease at any month and have the shed picked up at no further cost.
If you wish to pay the unpaid balance early, you simply add up the payments left, and you owe 60% of that number.

Have you ever rented a storage space or an apartment? Most folks have or can relate! Did you own it after 3 years, or did they just raise the rent? Here when you lease through the term or pay off early, the 60% of what you paid is applied toward you owning that shed. How much did your off-site storage landlord apply when they gave you their storage unit? Nothing. They still own it.

Unlike a purchase with interest, you can stop leasing at any time if you don’t need it or can’t pay for it. The lease company comes and picks it up at no further cost!

Can I purchase structure after I have entered a Rental Purchase Agreement?

Purchase your building at any time for only 55% of the remaining payments.

Can I pay extra each month toward principal?

Rent to Own is a monthly rental agreement not an installment loan, so there is no principal. Instead, any amount you pay in excess of the monthly payment is held in a pre-paid rent account and applied to the early payoff amount. Should your account become delinquent, the funds held in the pre-paid rent account will be applied toward your payment.

What if something happens and I can no longer pay for my structure?

If your building is on our Rent-to-Own (GS-RTO) plan, you can end the lease at the end of any monthly term with no penalty by returning the building in good resale condition and bringing the account current through the return date. We’ll arrange a pickup and removal from your property.

When Should I Expect My Delivery?

Scheduling is based on delivery professional’s availability and necessary hauling permits which may be required. For off-lot buildings, delivery professionals will typically call to schedule your delivery within 1-7 business days.

Custom ordered buildings will vary based on manufacturing shops' current lead times for new builds.
Once fully constructed and inspected, a driver will call to schedule your delivery.

How Do I Prepare My Site For Delivery?

Site preparation is the sole responsibility of the customer.

Our delivery professionals are trained to expertly haul and place your building. They will contact you a few days prior to delivery to schedule date and approximate appointment time. The following steps will help to ensure a smooth and efficient delivery of your building.

Prior to delivery, contact your local Codes Office and obtain any building permits, zoning, homeowner's association rules, and/or covenants. Be aware of any setbacks and/or right of ways on property. For anchored buildings, you are required to call 811 to have underground utility lines marked.

Delivery site should be dry, accessible and clear of any obstructions, including tree limbs, debris, fences and gates, wires or other obstructions. Path of access should be a minimum of 3' on each side of the structure, with clearance to make any necessary turns.

Suggested Foundations:
Each building is factory built on 6 x 8 reinforced pressure treated runner beams. A solid foundation will protect the base of the building and reduce settling over time.

Buildings may sit on the ground.
A 4" - 5" thick concrete pad provides a sturdy, durable, and attractive foundation for your building.
Compacted gravel base which extends 2' from each side of base of building. Framing the base with 4' x 6' railroad ties or cement blocks will keep gravel in place and provide a a cleaner appearance. (Popular)
Buildings can be placed on solid concrete blocks although they are not required to sit on blocks.
General Shelters is responsible for furnishing blocks.
